PanelView Standard 600 / PanelBuilder32 "Unable to load file"

Hello Everyone,

A client site has a PanelView Standard 600 fw: 4.46 application (*.pva) that I am unable to open with PanelBuilder32 vers. 3.83.01
I receive this error: "Unable to load file. Not a PanelBuilder32 file or file is corrupted or disk space is low."

I have also tried opening this .pva file with PanelBuilder32 versions 3.82 & 3.70 with same error.

Please, could someone attempt to open and convert the attached RAIL_CAR.PVA to a *.PBA

fyi... This RAIL_CAR.PVA is 1 of 8 PanelView applications that are DH+ networked and all other PVA files open with no issues.
