when ever power goes for a long time say more them 3 hours the cpu erases its programe, we have to redownload all the program, what could be the issue should I change the CPU. or I shoud put a MMC inside. Please advice.

I suggest you use the MMC firts, the powerdown might be erasing the program on the vipa, check if you solve it using the MMC.

One problem is that, if PLC is purchased long back then the life of storing capacitor will be reduced.. so when ur plc is switched off for long time then the problem arises.

Suggestion is that if power goes, you have to store the PLC Programt to MMC Card then insert to PLC, Whenever power goes then Press the Mrst button for some 3 sec and then put to run mode... It will automatically store the program from MMC to PLC

replace battery inside the vipa, in these old ones it is RAM and not flash memory.
